The Municipality of Bolton-Est will have a new three-year property assessment roll for the years 2027, 2028, and 2029.
Prepared by Jean-Pierre Cadrin & Associés, the new assessment roll reflects changes in the real estate market. The values entered on the roll are based on market conditions as of the reference date of July 1, 2025.

The total value of properties in Bolton-Est increases from $626.8 million to $743.4 million, an overall increase of 18.6%.
The residential sector, which represents 83.8% of the total property value in the municipality, shows an overall increase of 16.4%. The value of the 1,030 residential properties increases from $535.1 million to $622.9 million.
However, changes vary depending on the property category:
| Category | Change |
|---|---|
| Residential | +16.4% |
| Commercial | +14.2% |
| Industrial | +19.1% |
| Agricultural | +19.4% |
| Vacant land | +39.4% |
The assessment roll establishes the value of properties. It does not, on its own, determine the amount of your property tax bill.
Tax rates will be established separately by Municipal Council as part of the 2027 budget process.
Therefore, if a property’s assessed value increases by 18%, its property tax bill will not automatically increase by 18%.
The purpose of the assessment roll is to reflect the actual value of properties and maintain fairness among properties within the municipality.
To prepare the new roll, the assessor analyzes factors including real estate transactions, the characteristics of different sectors, and sales of comparable land and properties. The results are then applied to all properties within the municipality.
The data also show that changes in property values vary depending on the type of property.
For example, vacant land shows an overall increase of 39.4%, significantly higher than the residential sector. For residential properties, the overall change is 16.4%.
The new 2027–2029 property assessment roll is now complete. Property owners will be able to consult their property’s new assessed value online during the week of September 20.
